Class A offices
by the sea in the
heart of the city

Talsinki is close to the harbour, right on the seafront and mere steps away from the Rotermann Quarter. LEED Platinum certified class A office buildings located here occupy one of the city’s natural hubs, where visibility, accessibility and prestige come together.

Good accessibility is the basis of everyday operations. Talsinki is served by the capital’s newest tram line and its versatile public transport network, enabling comfortable commutes by various means.

A leisure space unique in the city centre has been designed for the roof of the office building for those working in Talsinki. It constitutes a private oasis with a carefully planned layout, a variety of landscaping and elegant features, balancing out the rhythm of the working day and offering the luxury of a moment to yourself.

Talsinki is a place
where business is sure to boom

We’d been looking for a site for SEB’s new headquarters for quite a while when the Talsinki development caught our eye. It really stood out for its well-considered solutions: its location, for starters, but also simply how modern and environmentally friendly it was, both of which align with our values. SEB’s current building has been a real landmark in the Tornimäe area, but we can see that life and business are increasingly gravitating towards the seafront. We’re convinced our new HQ will become a landmark in that part of the city, too.

For the ReFocus Eye Clinic, our move to the Talsinki Quarter in 2028 represents a huge step – it will enable us to provide even higher-quality eye care and a better patient experience overall. Our new premises will mean we’re able to expand by almost a third, adopting the latest technology and treating more patients. The location is important to us, too – Talsinki is right in the heart of Tallinn, very close to the passenger port. That will make the clinic easily accessible to local patients as well as those from Finland. We were also struck by Talsinki’s well-thought-out architecture, which is truly stunning. It will make our patients’ journeys pleasant ones even before they get to the clinic.

We chose Talsinki because it represents the future of Tallinn. The location creates a unique connection between the city centre, the harbour and the waterfront, making it highly accessible for both Finnish and international travellers. For Sokos Hotels, Talsinki offers much more than an excellent hotel site. It is a thoughtfully designed urban quarter where wellbeing, quality services and vibrant city life come together. These values strongly align with our own approach to hospitality. With over 20 years of experience in Tallinn, we see Talsinki as the perfect environment for our next hotel: a place where guests can experience both modern Tallinn and genuine Finnish and Estonian hospitality in a completely new way.

A city centre by the sea

Estonia is a maritime nation and Tallinn a maritime city.

Development in the capital has long taken place away from the seafront. Talsinki marks a shift in this regard. It is a strategic link that will open the city centre to the sea and create new urban balance.

Talsinki is set to become the capital’s new hub with a development approach already proven in the Rotermann Quarter. It extends Rotermann’s vision, bringing contemporary business spaces to the waterfront and creating a place where work, services and urban quality support one another. This is a location that will strengthen a company’s image and offer a workspace employees are eager to reach.

Talsinki has been developed with a long-term vision in mind. Under the leadership of Urmas Sõõrumaa, the focus has been on meaningful development of Tallinn’s maritime border for the city, its residents, businesses, and international visitors. More than eight million travellers pass through the Port of Tallinn each year, and for many, the city’s waterfront centre is their first point of contact with Estonia.

Talsinki will form a modern and prestigious gateway here. For years, the Rotermann Quarter has served as a link between the city and the sea. The addition of Talsinki to Golden Line will strengthen this connection further. Movement will become more intuitive, urban space more cohesive, and the seaside centre will transform into a destination where people across the city come for work, meetings, dining and leisure.

Talsinki is the first quarter in Estonia to be based on the philosophy of longevity.

It is an environment that was designed to meet the growing demand for a healthier, higher-quality and more mindful lifestyle.

Around the world, a growing number of people are investing more and more in their health, well-being, appearance, quality of life and time spent in a meaningful way. This is transforming the urban landscape and changing patterns of consumption, while at the same time creating new opportunities for businesses that offer high-quality services, unique experiences and long-term value.

Talsinki combines a seaside location with hotel facilities, a modern working environment, high-quality public spaces and a carefully curated ecosystem of services. This will create a natural space for businesses whose customers value not only their time and health, but also quality and convenience.

Once the development is complete, around 7500 people will live and work in Talsinki and the Rotermann Quarter on a daily basis. This means a loyal customer base, a steady flow of visitors and the opportunity to grow in an area where people meet up, spend time together, attend work and go about their daily lives.

Talsinki represents an opportunity to be part of a new urban environment where quality of life, entrepreneurship and a forward-looking mindset support one another in a natural way.

Still working after working hours

Talsinki is an open and vibrant quarter.

Residents of Talsinki and international visitors staying in the hotel in the quarter will create a natural synergy between business, services and the urban environment.

Across the street is the Rotermann Quarter, welcoming nearly 10 million visits each year and home to 26 acclaimed cafés and restaurants. It further extends Talsinki’s sphere of influence, bringing constant movement and a high-quality audience to the area while creating a vibrant urban environment that enhances the value of both office and retail spaces.

People come here especially from other parts of the city to make use of the quarter’s services, have lunch or dinner, or simply enjoy their free time. Being so close to the sea will add a very special quality to any working environment. Views of the marina and the opportunity to stroll along the water’s edge or hold meetings in inspiring surroundings will strike just the right balance between intense working days and mental well-being.

This is a place where the address alone will enhance a company’s reputation, where its staff will feel at home and where business operations will form part of a thriving, forward-looking city.
